Financed buyers pay 0.25 percent of the total loan amount plus AED 290 to register the mortgage with the DLD. On a AED 1,500,000 loan, that adds AED 4,040. On a AED 3,000,000 loan, the figure reaches AED 7,790. Buyers who model acquisition cost using only the 4 percent transfer fee consistently underestimate total outlay when financing is involved.
Agency Fees
The standard buyer-side agency fee in Dubai is 2 percent of purchase price. On a AED 1.5 million apartment, that is AED 30,000. Some developer direct-sale channels waive the buyer-side fee — confirm any waiver in writing before factoring it into your budget.
Service Charges
Service charges are not a transaction cost but directly affect yield on any hold period. Dubai service charges range from AED 8 per square foot in value residential communities to AED 30 or more per square foot in premium towers. Jumeirah Village Circle and Dubai Sports City sit toward the lower end, historically around AED 10 to AED 14 per square foot. Downtown Dubai and Palm Jumeirah sit at the higher end. The RERA service charge index publishes approved rates by building — verify that figure for each specific building before committing, since developer estimates during the sales process are not binding.
The 60-Day Payment Deadline
DLD fees must be paid within 60 days of the sale agreement. Missing this deadline cancels the purchase. There is no standard extension process. If cross-border funds transfer, currency conversion, or mortgage approval is part of your structure, begin that process immediately after exchange and build the 60-day window into the acquisition timeline before signing.
Cost Traps to Watch
Assuming the seller pays half the DLD transfer fee. The 4 percent fee is legally split but commercially buyer-paid in virtually every Dubai transaction. No explicit SPA clause means you absorb the full amount.
Overlooking mortgage registration. Buyers focused on the 4 percent figure routinely miss the 0.25 percent mortgage registration charge. On larger loan amounts, this is a material line item.
Miscalculating the admin fee stage for off-plan. The AED 40 admin fee applies only during initial Oqood registration. At title deed issuance on completion, the standard AED 580 apartment admin fee applies.
Skipping RERA service charge verification. A AED 3 per square foot difference on a 1,200-square-foot apartment equals AED 3,600 annually. Over a five-year hold, unverified service charges materially alter net yield and resale return calculations.
